Inspiration for the name:
In commercial real estate, a programmatic joint venture is a long-term partnership between a capital partner and an operator, to acquire and manage a portfolio of assets under predefined investment parameters such as asset class, geography, and return targets, thereby facilitating efficiency and recurring deal flow. It is a structured, ongoing relationship designed for continuous investment, aligning capital with operating expertise over time.
Programmatiq Partners advises sponsors and investors on multifamily acquisitions and equity placement, with a focus on building long-term, programmatic relationships rather than one-off transactions, an approach that directly informs our name and mission.
The team at Programmatiq Partners is small and nimble by design, with a focus on quality mandates, over quantity. We work selectively with sponsors and equity investors where there is strong alignment across strategy, culture, and long-term objectives.
Programmatiq Partners leverages deep, long-standing relationships across the commercial real estate ecosystem to support disciplined execution and thoughtful capitalization, including insurance providers, lenders and mortgage brokers, investment sales professionals, third-party property managers, developers and general contractors, consultants, qualified intermediaries and 1031 specialists, cost segregation firms, and legal advisors.
About our Founder: Daniel Fala
Mr. Fala began his career at Deloitte in Los Angeles, where he spent two years in audit, earned his CPA, and was promoted to lead an engagement. He then transitioned into real estate private equity with LOWE (and later Broadshore Capital Partners), spending nearly seven years on the GP side, focused on multifamily acquisitions. During this time, he acquired several hundred million dollars of real estate on behalf of institutional clients and ultimately oversaw markets from Chicago west.
In 2021, Mr. Fala transitioned into buy-side consulting with REIT Acquisition Advisors (REITAA), advising clients on sourcing and acquiring off-market multifamily assets. Through this work, the consistent demand for equity became clear, leading him to focus on equity placement beginning in 2024 - to help sponsors capitalize acquisition and development opportunities.
Mr. Fala is a FINRA-registered representative (Series 63, SIE, and 82) and CPA (inactive) focused on sourcing and structuring institutional-quality multifamily investments for family offices, RIAs, middle-market private equity funds, and institutional investors. Securities are offered through FNEX Capital, LLC, a member of FINRA and SIPC.
He holds a B.S. in Accounting from Loyola Marymount University’s Honors Program, with an honors senior thesis in entrepreneurship. After 12 years in Los Angeles, he is pleased to be based once again on the Monterey Peninsula of California.
Outside of work, Mr. Fala is an avid runner (10 marathons, including two Boston Marathons), an enthusiastic traveler, and a student of languages, speaking Russian and Spanish with basic proficiency in Italian. He also enjoys golf and welcomes the opportunity to connect with investors and sponsors active in the multifamily space.
